Engage for a single phase or the full arc from concept to design development. Each phase ends with a defined deliverable, so you always know exactly what you have and what comes next.

Phase 01

Concept Design

Site analysis, program definition, and early massing studies. This phase establishes the design direction and tests two to three spatial approaches before committing to one.

DELIVERABLE — concept diagrams, massing studies, program summary

Phase 02

Feasibility Study

Zoning analysis, code review, and buildable-area calculations. Confirms the concept is achievable within setbacks, height limits, FAR, and budget before further design investment.

DELIVERABLE — zoning summary, site constraints diagram, feasibility memo

Phase 03

Schematic Design

Plans, sections, elevations, and preliminary material direction. This phase fixes layout, circulation, and overall form — the design's core decisions.

DELIVERABLE — drawn plans, sections, elevations, material palette

Phase 04

Design Development

Details, assemblies, and systems coordination resolved into a complete, buildable design. The finished package hands off cleanly into construction documentation.

DELIVERABLE — coordinated DD set, ready for CD handoff
